Returning a blank instead of zero in VLookup

I have the following formula and keep getting a zero when I want a blank returned. Please help!

=IF(AND($D$102>0,$D$36="Direct Debit"),"Direct Debit Acct" &" "&$D$102,$D$36)
 

Excel Facts

Does the VLOOKUP table have to be sorted?
No! when you are using an exact match, the VLOOKUP table can be in any order. Best-selling items at the top is actually the best.
=IF(OR($D$102="",$D$36=""),"",IF(AND($D$102>0,$D$36="Direct Debit "),"Direct Debit Acct" & $D$102,$D$36))

Maybe that?

BTW, using "Direct Debit" & " " & .... is unnecessary. Just add the space to the end of "Direct Debit ". That's why mine might look different than yours.
