Vlookups not working unless external source workbook is open

Help please! I have a workbook that is vlooking up to another workbook. The issue is that when I open up the WB that has the vlookups, it gives me the update links dialog box (which is fine). When I click update, I then get an error box that it cannot update the links and #refs everything out - the error message is "worksheet not found". When I go into the update links dialogue box and hit "update values" another box pops up asking me to select the tab name from the source workbook. Once I select the correct tab, it changes the message to "OK" but all the formulas are still #ref'd out.

BUT if I just go and simply open up the source workbook, the vlookup formulas calculate correctly. So the issue is not how the links are written, but somehow how it is finding the source.

Notes:
- All information on both workbooks is entered in table form and the tables / columns are all named. I already checked the name manager and there are no defined names that are not my data tables that the formulas need to pull from. I have checked each tab within each workbook.
- Working off a network drive. Have also tried to rename the file path from C:\ to the server name i.e. \\XXXX\
- Using excel 2013

Any help would be appreciated as the file that I am creating will be used by several people and it is not ideal or realistic to have them all open the same source file constantly to update their info.
