Trying to find a ? (question mark) in the text of a cell (Conditional Formatting)

I am trying to find and highlight any cell that has a ? in the text of the cell. However when I do the Conditional Formatting, it is highlighting EVERY cell even when there is no ? in the cell.

Could you please advise?
