Please refer to the attached spreadsheet, my property analyzer. You'll see all the columns on the left that show all the important metrics I look for when analyzing potential investment properties. After entering a minimum of data I look to the YEAR 1 COC ROI (COC) (Cash on Cash Return on Investment). That percentage must be >12% to continue to analyze the property as a potential investment.
I'd like to add another few boxes on the left that I can enter my desired COC and in the next box have it solve for the sell price, factoring in all the income and expenses. It would make is easy for me to very quickly see what the offer price should be, all other things being equal. Creating this spreadsheet isn't that difficult once you understand the metrics. It's figuring out how to write that formula that stumps me.
