Removing Lines that change location from downloaded Reports

I would like to find out if it is possible to remove lines from reports I download daily. The lines change position, say lines 20-22 could be on one report and the next day the same report shows the lines I want to delete on lines 30-32.

The last line always contains specific words "data can may change". The two preceeding lines are always blank.

Is there a macro or vba action that I could run to remove this each time?

Can a formula spear through sheets?
Use =SUM(January:December!E7) to sum E7 on all of the sheets from January through December
Hi & welcome to MrExcel.
How about
Code:
Sub oldbarnes()
   Range("[COLOR=#ff0000]A[/COLOR]" & Rows.Count).End(xlUp).Offset(-2).Resize(3).EntireRow.Delete
End Sub
Change the red A to whatever column the text is in.
