number formatting in a concatenated formula

I am trying to get number formatting to work in a concatenated formula. I want positive numbers black but negative numbers to be in red. My current formula below works great but it shows all in black, I want the negatives to be red. The formula result shows both Monthly and Yearly profits in the one cell. I do not want to break it up. Conditional formatting will not work as the value in a cell is text and not numbers. I have tried the Text() formula but can't get it to work.

My formula I'm using now is (this was pulled from cell B37):
="M: "&ROUND((($A37*WeeklyProfit)-YearlyHoldingCosts)/12,0)&" ~ Y: "&ROUND((($A37*WeeklyProfit)-YearlyHoldingCosts),0)

The result displayed from the above in B37 is:
M: -1502 ~ Y: -18020

This means that the profit is actually a loss at $1,502/month or $18,020/Year. This should be displayed in red like this.
M: -1502 ~ Y: -18020

For Reference: This is a cost comparison for purchasing a 2nd home and shows profit for renting it out anywhere from 4 to 48 weeks.
A37=4 (which is weeks rented per year)
WeeklyProfit=575
YearlyHoldingCosts=20320 (This is the total holding costs, PITI+Other costs)

I use the above formula 450 times (accross 10 columns and down 45 rows). This allows me to compare 10 home prices and see what the profit or loss would be based on the number of weeks rented in a year from 4 to 48 weeks.

I am open to options.

The example in the data posted was:
M: -1502 ~ Y: -18020

I observed that ROUND(18020/12,0) = 1502 which indicates that the first figure is the monthly and the second the yearly figure for the same parameter. So if the monthly figure is a loss, the yearly figure will also be a loss.

In short, it would be enough to determine that the text contains a minus sign to qualify for the conditional format set.

Steve8587 may like to confirm this.

Thanks Mala. This worked. I did the conditional formatting formula checking for "-" on the Monthly number only. No need to check the second one as both will either be negative or both positive. It does all text as red or black now. It makes it much easier to read and see where break-even is.

I can now enter my base info like house price range, int rate, years financed, insurance, weekly rental rate, and other goodies like to obtain a closing cost estimate, PI, PITI, and a totlal holding cost of the proposed home. It then breaks it down for me showing my proposed profit/loss based on the number of weeks I rent it out.
