Help: identify Duplicates Across Rows & Columns Based on Conditional Formatting

Hello everyone. I've been searching the forums for assistance, but either it is beyond my Excel skills or not what I'm looking for. I need to find potential duplicate organizations based on a variety of variables. The comp_name may be slightly different and not show up as a duplicate, but there may be a match by address or contact name, etc. Here's a generic sample of my spreadsheet:

Cells are highlighted based solely on whether they have a duplicate in their column. I want to identify rows that have 2 or more highlighted cells.

I've tried to get COUNTIFS formulas to work, but I can't seem to get them going properly (got from Find Duplicate Rows in Excel Across Multiple Columns. Learn Microsoft Excel | Five Minute Lessons)

I also tried creating some conditional formatting rules which ALSO didn't work.

I'd greatly appreciate suggestions/solutions.
