We have looked at several mortgage software solutions for our company, but none have one essential ability that we need. We are currently running on a manual spreadsheet solution, and are wondering if we can automate certain aspects of it.
We are a financier that lends out money to commercial developers. On the back end, we syndicate our loans out to different investors, one party being a MIC (Mortgage Investment Corporation). A portfolio could look like the following:

Now, the MIC works on a diversified method, which means that they will have an equal percentage part of each mortgage. i.e if they invest $1M additionally, their portion will be 30% ($6M/$20M), and the $1M will be allocated across all of the mortgages (In this simple case, bring them all up to $600k, and bring down our portion by the same amount).
We have a loan schedule for each individual mortgage. This loan schedule can either be a term loan, or a revolving construction loan. Therefore there will be amounts advanced, and amounts paid back each month on several of the mortgages. Currently we have a separate schedule for the participation of each party (resembling the above table), and a separate loan schedule for the different mortgages. Each spreadsheet is updated manually.
I know the above is fairly complex, and we were hoping that there would be a database solution that would help us, but there doesnt seem to be. As we see it, the biggest issue that we would prevent an automatic solution, is that when the MIC invests money on a certain date, how does that diversified amount get pushed into each different loan schedule, on the correct corresponding date, and also the same amount get deducted from our participation in the corresponding mortgages.

Now, the MIC works on a diversified method, which means that they will have an equal percentage part of each mortgage. i.e if they invest $1M additionally, their portion will be 30% ($6M/$20M), and the $1M will be allocated across all of the mortgages (In this simple case, bring them all up to $600k, and bring down our portion by the same amount).
We have a loan schedule for each individual mortgage. This loan schedule can either be a term loan, or a revolving construction loan. Therefore there will be amounts advanced, and amounts paid back each month on several of the mortgages. Currently we have a separate schedule for the participation of each party (resembling the above table), and a separate loan schedule for the different mortgages. Each spreadsheet is updated manually.
I know the above is fairly complex, and we were hoping that there would be a database solution that would help us, but there doesnt seem to be. As we see it, the biggest issue that we would prevent an automatic solution, is that when the MIC invests money on a certain date, how does that diversified amount get pushed into each different loan schedule, on the correct corresponding date, and also the same amount get deducted from our participation in the corresponding mortgages.
