Error 1004 on Array Formula in VBA

Hi all,

When I attempt to use the formula below via VBA I'm getting an error 1004. Formula works fine if I manually enter it into the cell K3.

Any ideas on howto resolve it ?

Range("K3").FormulaArray = "=AVERAGE(IF(L3:P3>=0,L3:P3,""))"
 

Excel Facts

Format cells as date
Select range and press Ctrl+Shift+3 to format cells as date. (Shift 3 is the # sign which sort of looks like a small calendar).
Double the quotation marks...

Code:
Range("K3").FormulaArray = "=AVERAGE(IF(L3:P3>=0,L3:P3,[COLOR=#ff0000]""""[/COLOR]))"

or using a regular formula
Code:
Range("K3").Formula = "=AVERAGEIF(L3:P3,[COLOR=#ff0000]""[/COLOR]>=0[COLOR=#ff0000]""[/COLOR])"
