Display text/words in pivot table

Hi i have a pivot table that i need to construct which has a mixture of words and numbers.

Under the "Values" section of the pivot table, i have 8 columns of data, 2 of which i need to be shown as texts such as "New" or "Renovation".

For the columns which i have numbers for:
I can only seem to display the numbers if i change the values to "Sum of ...", this works for me but im wondering if theres a different method which can just automatically show me the numbers without having the sum?

For columns which i need to show as words:
the texts i need to display are all unique to each row, hence doesnt make sense for me to write out a conditional formatting for this as the quantity is in the hundreds.. im unable to show the texts no matter what format i choose for those columns..

Also, if i have 2 lines of data which show the same "row" value, they merge into 1 line.. i would like every "row" value to be separated..

Any advice would be greatly appreciated!!

Which lookup functions find a value equal or greater than the lookup value?
MATCH uses -1 to find larger value (lookup table must be sorted ZA). XLOOKUP uses 1 to find values greater and does not need to be sorted.

However, my data is still joined in 1 row.. is there a way for my data to be separated into individual rows??
