CUBE formula to only include blanks

Hi all,

I am having trouble with picking out only blank values in my CUBE formula. Hope someone can help?

=CUBEVALUE("ThisWorkbookDataModel","[Measure].[Assessment a.exceeds 45 days]","[Assessment].[Step End Date].["&""&"],"[Service Area].["&A16&"]")

Section in bold is where i wish to enter a blank parameter. Anyone able to help?
Using the [All] expression works so everything else with the formula is fine...

Press Alt+Enter to move to a new row in a cell. Lets you control where the words wrap.
In case anyone wondered:

=CUBEVALUE("ThisWorkbookDataModel","[Measure].[Assessment a.exceeds 45 days]","[Assessment].[Step End Date].&","[Service Area].["&A16&"]")

I tried using the above solution and it does not seem to work (see bold text)

'=CUBEVALUE("bicenter.met.globaltti.net MTOlap Sales","[Measures].[Invoiced Quantity]","[Customer].[Segment ID].[150]","[item].[PL1 Desc].["&$C10&"]","[Trade Agreement].[Trade Agreement Code].&","[Financial Date].[Calendar Month].["&$B$6&"]")

Not sure why it is not working.
